Frequently asked questions
How is the monthly payment calculated?
With the standard amortization formula: payment = P × r ÷ (1 − (1 + r)^−n), where P is the amount borrowed, r the monthly interest rate and n the number of payments.
Why is most of the early payment interest?
Interest is charged on the remaining balance, which is highest at the start. As the balance falls, more of each payment goes to the principal.
Are fees and insurance included?
Mortgage mode adds property tax, home insurance and HOA fees to the monthly total. Lender fees, PMI and local taxes vary, so check your loan estimate.
